In Quebec, you must use a notary to complete a residential real estate transaction. The notary will review the offer to purchase and ensure that the transfer of funds from your financial institution is completed.
The notary examines the titles (verification of the certificate of location, payment of municipal and school taxes and insurance coverage) and then drafts the deed of sale. He will then register the sale at the Bureau de la publicité des droits.
It is important to know that, in Quebec, it is the buyer's duty to choose the notary who will carry out the real estate transaction.
